How Can I Use the Photos?
I have a pretty simple model and licensing, so you can make the best use of the photos and video that I take for you.
For realtors and the MLS, photos have a temporary usage license to allow you to use the photos in all aspects of the sales process: uploads to the MLS; print use for flyers, brochures, and the like; and use on home sales web sites. Essentially, you can use the photos any way you need for the purpose of selling the home.
Builders and portfolio shoots have a permanent usage right. So essentially, you have rights to use the photos how you need - forever.

General Copyright and Use Information
~ All photos are copyright and owned by Caroline Merrill Real Estate Photography LLC, and you are licensed to use them based on the service that you purchase.
~ Temporary license is granted for Realtor services, and a permanent license for the Builder & Portfolio services. The details are on outlined below.
~ The license to use, both temporary and permanent, is only to the buyer of the service, and cannot be sold, transferred, loaned, traded, or borrowed to or by anyone else. If you have someone else (like an associate, subcontractor, affiliate, etc.) who would like to use the photos, have them call me, and I will work something out with them. A fee may apply.
Temporary Use License for Realtors
~ A temporary use license is granted to all who purchase any of my Realtor packages or services. This temporary use license allows the purchaser to temporarily use the photos provided for the purpose of selling the photographed home. Those purposes would include uploading and display on the MLS, printed materials used in selling the home such as: flyers, handouts, brochures, etc. This would also apply to displaying the photos on the internet or web services, for the pupose of selling the home. This might be displaying them on the realtor web page or on other web services such as Zillow, and the like.
When the home is sold, or comes off the market, the temporary license to use the photos expires. If the home goes back on the market, or is to be sold again, you would need to contact Caroline Merrill Real Estate Photography for another temporary license to use.
I really want you to be able to use the photos how you need for the purpose of selling the home. Generally, you can use them as you need for that purpose. If you want to use them in any other way, allow someone else to use them, or use them again later after the home sells, then call me and I'll work with you.
Permanent Use License for Builders & Portfolio Services
~ A permanent use license is granted to the purchaser of my Builder & Portfolio packages or services. This permanent use license allows the purchaser to permanently use the photos as they like - forever. This license allows the purchaser to use them as they like, whether in print, on the web, on t-shirts, or billboards, or whatever they choose, for as long as they like. This is why this is best program for builders or for those who want to bolster their portfolio.
These are great packages, as not only do you receive the permanent license, but also I will watermark the images with your company name or logo if you would like. That is really helpful on the web, and prevents others from taking advantage of your license.

Just a note - All photos I take, and as standard photographic practice, are copyright and property of Caroline Merrill Real Estate Photography LLC. So, the permanent use license is not an "exclusive" license; I still have the ability to use them on my site, portfolio, in ads, or to license them elsewhere.
